At the heart of Vancouver’s tech district this interior tenant improvement served to provide an upgraded workplace environment for the return to office work of employees post COVID. As an entertainment production company focused on unscripted, factual and animated content the space needed to feel fresh, inspire creativity and simply feel fun. The two floor tenant unit was taken from an industrial shell to include intricately functional custom millwork details, elevated lighting design to mitigate visual fatigue for extended hours of working screen time and fully gender neutral End Of Trip Facilities designed with comfort and privacy in mind. The client’s corporate due diligence policy for capital improvement projects, necessitated a competitive blind tender to three local general contractors. The precise alignment between James, the client and engineering consultants combined with comprehensive construction documentation resulted in
an overall cost difference of less than 10% between submitted bids.
